Description

MICHIGAN RIVERFRONT PROPERTY FOR SALE! This 4.5 Acre parcel with 940+ feet of Ford River frontage is located near the Village of Northland, in Wells Township, in the most south-western end of Marquette County. The historic village was founded by theWolverine Lumber Company and formed around the company mill and general store. Settled in 1897, it was a location on the Escanaba and Lake Shore Railroad, which carried supplies, explorers, and loggers into the wilderness. Ford River is a cold-water fishery that is home to Brook and Brown trout, and Smallmouth Bass. This stream flows through four counties, first in an easterly direction and then south into the Green Bay of Lake Michigan, just south of Escanaba. The headwaters contain brook trout, but once the warm West Branch joins the main stream in the northeast corner of Menominee County, it becomes a good home to lots of smallmouth bass. There is a migration of smallmouth bass from Green Bay into the Ford in the early summer - this gives you the opportunity to catch some nice 4 to 5 pound smallmouth. The river has stretches for wading, canoeing, kayaking and rafting, and is open for fly fishing - and fishing pressure is fairly light. The property has nearby access to thousands of acres of Corporate CFA Land for "walk-in" access to hunting, trapping and fishing in season. Known for some of the best Whitetail deer hunting in the county, hunters will also find Black bear, Grouse, Hare, Woodcock, and Turkey available here. To the north, up the Ross Grade to Kates Grade is access to Trail No. 32, an east-west Multi-Use Motorized State Trail. Here participants find Foot, Dirt Bike, ATV, and Horseback available in the Summer, and in the Winter the trails are used by Skiers and Snowmobilers. This same trek further north will take you to Forsyth Township's intensively managed walk-in accessible ruffed grouse hunting area (GEMS - Grouse Enhanced Management System). A trail has been developed for those who need easier access, and for those who want a challenge, you can adventure off the trail in search of your grouse in the aspen stands found there. This property could be developed into a 5th-Wheel Site or a Camp Site. There is cell phone coverage at this property. The Grade School is about 6+ miles away, and High Schoolers are bused to Gwinn.
