Description

New York land completely wooded with timber, stream and trails for sale. The property is located off Jerseyfield Road via deeded right of way access on a good, flat gravel road. The road is shared in common with other camp owners and is in good drivable condition. Electric is not available at the property. This tract is almost completely forested and has been involved in long term forest management for many years. The forest is comprised hard maple, soft maple, hemlock, cherry, yellow birch, spruce, ash and more. The current timber volume is estimated at 951,230 boardfeet, International 1/4 " log rule. There is a timber sale that has been marked on the property, but it is not going to be sold at this time in favor of selling the property. So, there is an immediate income opportunity available upon purchase of the property should you choose to sell timber. The property has a terrific internal road system, drivable by truck or ATV/RTV throughout most of the property. A new bridge was constructed over the tributary stream to Spruce Creek providing access for trucks and heavy equipment. The primary road and former logging roads provide ample opportunity for hiking, atv'ing, mountain biking, cross-country skiing and certainly quality access for hunting.A tributary stream to Spruce Creek flows through the property. There is a beaver meadow area in the east-central part of the property that is currently labeled as wetland by the DEC and occupies about 42 acres of the property. This area does provide hunting opportunities for ducks and geese while the stream provides opportunities for brook trout and brown trout. The DEC stocks Spruce Creek annually with these species, so many migrate up this tributary at the west side of the property.Multiple areas exist on this relatively level property to build your future camp or to have a simple campsite or area to park several campers in this quiet, remote wilderness location.Besides hunting for deer, bear, grouse, ducks and geese, multiple opportunities exist to fish Spruce Creek, West & East Canada Creeks, Spruce Lake, Klondike Reservoir and many other streams in the area. In addition, Jerseyfield Road is part of the snowmobile trail system at the access point to this property.Property boundaries are blazed and painted red (and some blue) and are easily followed.
