Great hunting camp or summer get-a-way on 30 +/- heavily
wooded acres in the quiet town of Wolcott, VT. Accessed on a Class IV seasonal &
unmaintained road, this simple off-grid camp comes furnished & features a
propane range, propane lighting & a wood stove. There is a nice parking
area for 3 - 4 cars off the road & a small bridge over a seasonal stream
that leads to the cabin. A ladder from the first floor leads to a large, open loft
area for sleeping. The cabin walls are not insulated but the second-floor
ceiling is. There is about 1/3rd of an acre of cleared land around
the camp; it is sloped but usable. There is no running water in the cabin. A
traditional outhouse is nearby for nature's call. Used primarily for a white tail
hunting camp by the sellers, there are some trails but the land is heavily
wooded. Enjoy the front porch, walk the woods, hunt, shoot, hike & enjoy
what Vermont has to offer. The sellers state the road is normally open until
after hunting season & is used by snowmobilers in the winter as a cut
through to main trails. Power is over 4000' away on the small Class III section
of Turcotte Road. The property is being sold as a seasonal camp only, not a
residence. There is no power, water or septic, and the camp is uninsulated &
built on wood block piers. Land enrolled in the Current Use tax reduction
program with 2 acres left out around the cabin. The road is rough but drivable
by truck; this is last camp on the road. 4-wheel drive suggested for access. See the Forest Management Plan for more details about the woodland.
