The property is a combination of active, productive grape vineyards along with open fields that are well-suited to a future home with plenty of room to either expand operations or to set up a hobby farm. The Seller has been active in the vineyard business since 1996 and his vines have been well cared for. He currently produces about 20 acres of Concord grapes and nearly 4 acres of Niagara's annually. He currently has a contract with Growers Cooperative for his annual production that expires at the end of this year if not renewed. If the new buyer also has a contract with Growers, then the Seller's contract can easily be transferred to the new owner. If not already a customer, then Growers would require approval for the new owner from their Board. Typical annual production here is 5-6 tons/acre in Concords and 6-7 tons/acre of Niagara's. Last year was an excellent growing season producing 9 tons/acre in Concords and 12 tons/acre in Niagara's.There is a functional pond on the property between the vineyards that is used to supply the necessary water for the spraying and tending operations of the vineyard. A simple trash pump is used to facilitate pumping of water from the pond to fill equipment tanks.The Seller currently owns all oil, gas and mineral rights including the gas well that is on the property being sold. He is currently tied into this well for free gas to his home but will disconnect and transfer all rights to this well to the new owner. The well is entirely owned and is not under any lease with any company so you can tie in your own home, camp or farm buildings if you so desire. There currently is a $2,500 bond with the DEC for this gas well that would become the responsibility of the new owner.It is the Seller's intention to finish this year's grape crop since a lot of the preparation for this season has already been completed. He is open to discussion on this topic. As part of the normal harvesting season, the Seller will also be improving the access road at the south end of the property to upgrade and reinforce it with gravel to create a better loading area for this year's crop. This, too, can be discussed if the buyer has other plans for the site.The property is in the heart of wine country and is also just minutes from Lake Erie and Chautauqua Creek for excellent fishing and boating as well as the nearby Villages of Westfield and Brocton for all other essentials. The property has approximately 1,200 feet of road frontage on Felton Road and electric is available at the road. The Seller will complete a new survey of the property being sold.
