Fantastic rustic camp on 143+/- acres located just outside the state capital of Montpelier in the town of Marshfield, VT! This property features 2+/- acres open fields by the camp & several smaller fields connected by roads. The large field has many apple trees along the edges with a great barn for storage and a bow & rifle range. Easy to have flat 200+ yard rifle range & even more with a little clearing. Just behind the camp is a small pond. The property is level to slightly rolling with a good mixture of ecosystems, some softwoods areas, small wetlands but mostly northern hardwoods. Many good ATV trails that just need a little bush hogging. The Nasmith Brook is about 20' wide & can be accessed from the property, but it is a little steep. The 1642 SF rustic camp is heated by a woodstove. It features a kitchen with propane fridge, propane lights & wiring for power if one has a generator. One large sleeping room & two loft areas. High ceilings with plenty of space for all. Inside bathroom with shower & sink with hot water heater. Two spring wells, one under the camp & one up the hill. Comes as you see it with furnishings. Needs a little love but perfectly usable now. Davis Rd is a legal trail that is privately-maintained; access is good but suggest all-wheel drive. Family has used this as a hunting camp since the 80's. A great spot to hunt, fish, shoot, or ATV. Could make a great homesteader project but would require a new septic if a residence. Sold as a seasonal camp only.
