Description

The property is located in the northwestern part of Cambria County.  The property is a nicely shaped 45.649-acre parcel lying quietly outside the small town of Northern Cambria.   Travel is very convenient with Route 219 less than one mile to the east. 

 There is a unique mix of woods, weeds and brush, with a nice lay sloping to the east.  There are areas on the property that will allow some great opportunities to view some beautiful sunrises.  It is an ideal property for recreational use for camping, ATV riding, and hunting.  It could also be considered for a potential home or cabin site.  There are two power lines running through the property creating natural openings for food plots and wildlife watching.  

 The property has a diversified mix of cover consisting of hard and soft wood timber, thick underbrush, and weeds on the power lines.  There are a couple areas of wooded sections with marketable timber.  The timber is a mix of hardwoods and some hemlock growing it the lower altitude sections.

 The property offers some great hunting potential.  It borders some larger wooded parcels to the south, and a Christmas tree farm to the west.  The diversified cover creates great habitat for whitetails to bed, as well as thick areas for cover.  There are scattered oaks trees that serve as a natural and important food source for wildlife.  You will find a small seasonal stream on the eastern side. 

 The property has two documented legal right of ways off of Mountain Drive for access.  The eastern right of way follows an existing driveway for approximately 800 feet.  The existing driveway turns to the west.  The right of way continues straight to enter the property at the eastern corner.  From the turning point of the existing driveway to the property line the right of way is currently grass and undeveloped.  The western right of way is undeveloped.  The location of the two right of ways can be viewed on the survey map accessible on Timberland Realty website.  The property has been surveyed. 

 This property is owned by the Western Pennsylvania Conservancy (WPC).  The property will be sold subject to a perpetual conservation easement held by WPC.  The conservation easement allows one house to be constructed in a designated area on the property.  A map of the designated area can be viewed on Timberland Realty website.  Sustainable forestry (subject to a resource management plan approved by WPC) and recreational use are also permitted.  The conservation easement prohibits all future subdivision and oil and gas extraction.  The coal, oil, gas, and minerals have been reserved by a previous owner and will not transfer.  The buyer must sign the Conservation Easement upon purchase. 

 The property offers a diversified use for the adventurous and land lover.  The land is growing timber, but also offers a potential opportunity to be developed into a family get away, home site, camp, or honey spot for hunting.  There are former logging trails that can be restored and used for hiking and ATV use. 

 The location offers other recreational amenities to enjoy.  Nearby is the Cambrian Hills Golf Course, Prince Gallitzin State Park, which contains Glendale Lake.  Glendale Lake covers 1635 acres.  The Park offers boating, fishing, hiking, swimming, and bicycling.     Rock Run Recreation Park is about 20 minutes away.  This is a park with 120 miles of trails for ATV's and UTV's.  Within 30 minutes is Ghost Town Bike Trail. For big acreage hunting, State Game Land 185 is within 20 minutes.    Duman Lake nearby offers fishing and picnicking.   Other fishing opportunities nearby are Susquehanna River and Chest Creek.
