Description

The property is almost completely wooded except for the area behind the road front homes accessed from the gravel driveway which is a more open area well suited to a future home or camp.  Other smaller openings exist on the property where the placement of food plots would be ideal.  The forest is generally comprised of red oak, chestnut oak, soft maple, beech, black cherry and tulip poplar.  This species mix is providing an abundance of mast for deer, turkey, squirrels and other wildlife resident here.

 The rolling topography here creates multiple pinch point locations where the deer trails are pounded into the terrain.  Multiple locations across the landscape are found here with extra wide, well-used trails.  In addition, bear sign is also evident here.  While generally a more mobile creature, there seems to be solid evidence that this is within a regular visiting area for one or more of them.

 The property, as the name implies, is former oil lease country.  Old wells, a dilapidated power house and structures along with old rod lines, dot the landscape here.  There is no currently active production on the surface and the seller does not own the oil and gas rights so they will not transfer.  Timber rights will transfer along with any rights the seller may have in the oil, gas or minerals.

 The property has been actively leased for hunting for many years.  The shed that you see adjacent to the driveway belongs to the lessee’s and does not transfer.  The hunting lease will be cancelled prior to closing, depending on when closing would be scheduled to occur.
