Description

This is a nice property to begin making some great memories for generations to come.   Formerly a cherished family reunion site tucked away in the northeastern part of beautiful Bedford County along a secondary road.  Travel is convenient with the Turnpike only 11 miles to the south.

The property is comprised of two separately deeded tracts of land, with 1.88 acres on the west side of Valley Church Road.   This section includes a picnic pavilion, and an open grassy area ideal for tent camping and recreation.   The 1,943 square foot pavilion measures 29’ X 67’.  It could accommodate up to 150 people.  It was built around 1986 out of hemlock lumber sawn from the family sawmill.  Heavy duty telephone poles serve as posts.  The floor is gravel.  Thirteen picnic tables are in place ready for your first picnic.   Just in front of the pavilion is the 17’ X 17’ pavilion that served as the ice cream stand.  The site is primarily level, with a small wooded section in the back of the property, it also has a nice gravel parking area in the front.  There are white oak and pine trees providing shade. Electric is available.  A northern portion of the property lies within the floodplain as mapped by FEMA.

The second parcel of land consisting of 6.371 acres lies on the east side of Valley Church Road.  The property has 2300 feet of road frontage along Valley Church Road and Sherman Valley Road.  The property is all wooded with a slight grade.    It is primarily stocked with white oak, red oak, and other miscellaneous species.  There are some trees of mature size.  This section of the property could be explored as a home or cabin site.  The buyer would need to explore an on lot septic system and drilling a water well.

A big benefit of the 6.371 acre tract is it borders Buchannon State Forest.  Walk out your back door into the big woods of Buchannon. Buchanan State Forest offers a diverse array of outdoor activities, including: ATV Riding, Biking, Boating, Skiing, Hunting, Fishing, Golfing, Hang Gliding, Kayaking, Canoeing, Rock Climbing, and Snowmobiling.

The location of this property offers other recreation opportunities as well.  Five miles from the property is the Hopewell trailhead for the Huntingdon and Broad Top Rail Trail.  The trail offers 12 miles for hiking or biking.  Also in Hopewell is the Raystown Branch Juniata River.  It offers canoeing, kayaking, and fishing.  Raystown Lake is only 27 miles northeast from the property.  Nearby is State Game Land #261, consisting of 3,220 acres.

If it is your time to buy dirt, dig in and take a look at this unique property as a potential home site, weekend cabin retreat, old fashion camping, and an investment into outdoor family times.

Whatever oil, gas, and mineral rights the Seller owns will transfer with the property.  Property is sold “as is where is”.
