Description
North Fork Forest is located
in the northern part of Somerset County, approximately 15 miles southwest of
Johnstown, PA. This is a nicely shaped
83 acre parcel of woodland that has road frontage on two roads – North Fork Dam
Road and Hemlock Road. Travel is
convenient with Route 219 only 7 miles to the east.
The property is mostly wooded, with a few small open areas that are ideal for food plots. It is an ideal property for timber investment, hunting, recreational and possible home or camp site. The terrain offers a nice variety with a round top near the center of the property, gradual slopes to the east and west. There is an unnamed seasonal tributary on the east side of the property that parallels North Fork Dam Road. There is a little steeper slope along the road which creates a natural deterrent to the public, and helps maintain the privacy on the property.
There is approximately 1400 feet of road frontage along North Fork Dam Road, and approximately 100 feet of road frontage along Hemlock Road. Currently there is no established access road into the property from either of these roads. The new buyer will need to take this into consideration with the purchase of the property. Public water is available along Hemlock Road.
The property does contain a diversified stand of harvestable timber that was marked for a potential timber sale. It has been a considerable time since any timber cutting has taken place. The Seller has chosen to pass the timber investment onto the new buyer with the purchase of this property. A timber appraisal was conducted in 2025 on the woodlot by a local forestry firm. The total timber volume was cruised at 377,671 board feet, using Scribner Form Class 78. Seller believes he owns the oil and gas rights.
He had formerly signed a gas lease, which now has expired. The Seller is reserving the oil and gas
rights and royalties for their natural life.
At the death of the Sellers, the oil and gas rights, and any royalties
