Description

There is a nice open area as you enter the property where you will find two dilapidated campers and a storage container in reasonable condition.  The seller does not intend to remove the trailers or the container as part of the sale.  There is plenty of room to build a home, camp or bring in your own camper while you work on removing the campers.  There is electric service on the property and the campers were previously tied into it.  There is no water well or septic on site.

 The forest is a nice mix of hard maple, soft maple, red oak, hickory and black cherry along with beech, hemlock and other species.  These are providing ample feed for deer and turkey as are the adjoining farm fields on the east and north of the property.  Deer trails are found throughout.  There has been no timber harvesting here in more than 20 years.  There is nice developing timber on the front half of the woods and some nice, more mature, timber on the back half.  There is a small full time flowing stream on the property as well.

 The property is ideally located, being only a little over a mile to the Village of Cattaraugus, 2.7 miles for fishing on the South Branch Cattaraugus Creek, 8 miles to Zoar Valley State Forest for more hunting and recreational opportunities and about 8 miles to Cattaraugus Creek for awesome steelhead fishing!
