 Benwood Flow, at over 50-acres in size, is a large wetland created and maintained by the resident beaver population.  Canoe or kayak access is easily gained from the property, for fishing or leisurely paddling and wildlife viewing.  With limited access to Benwood Flow from public lands, it’s almost as if you have this peaceful wetland all to yourself.  For a more spirited adventure in that canoe or kayak, you can navigate whitewater on the Hudson River, accessed directly from the property’s private river frontage.

  This property is situated among large secluded acreages of public and private woodlands.  Across Benwood Flow and along the southern boundary is Pack Demonstration Forest, a 2,500-acre property managed by the State University of New York College of Environmental Science & Forestry (SUNY ESF).  Pack Forest allows public access for day-use activities such as hiking, mountain biking, paddling, snowshoeing and cross-country skiing, as well as for all legal hunting seasons, fishing, and trapping.  While ATV use is not allowed on Pack Forest, it does allow for limited snowmobile use on select trails which connect to a larger trail network of the North Warren Trailblazers Snowmobile Club.  In addition to Pack Forest, this property is also immediately adjacent to a 90-acre block of landlocked State Forest Preserve.

 The property has been under the stewardship of the McPhillips Family for over 100 years.  Decades of professional forest stewardship have promoted timber quality and diversity, as well as varied habitat for many wildlife species.  The hemlock and pine trees offer thermal cover for wintering deer, and the red oak trees contribute acorns as a critical food source for deer, bear, and turkey.  Tracks, scat, and buck rubs indicate abundant deer activity.  Limited canopy openings have been created during forestry operations, leading to a flush of ground-level growth beneficial to wildlife.

 The property is under the Fisher 480 Forest Tax Law, which provides a handsome reduction in taxes, while being less burdensome than its 480a Tax Law successor.  Fisher 480 carries a low administrative burden; unlike 480a, there is no requirement to hire a forester or develop a forest management plan.  The only requirement is that the landowner pay a 6% severance tax on the timber stumpage yield when harvesting timber.

  This property is located just 6 miles from the center of Warrensburg, with all the necessities close at hand—groceries, dining, hardware, gas, and auto repair, as well as well-known Oscar’s Smokehouse and Jacob & Toney’s Deli and Meat Store of the North.  Additional shopping is only 20 miles away in Queensbury.  The property is within easy reach of Gore Mountain Ski Center, the beaches of Loon, Schroon and Brant Lakes and Lakes George and Champlain, as well as tens of thousands of acres of publicly-accessible State Forest Preserve.  Saratoga Springs, a destination for horse racing and a variety of other attractions, is only 40 minutes away.  Albany International Airport is ~1 hour away, and the smaller Floyd Bennett Memorial Airport is just 25 miles.  With its nearly 5,000-foot runway, it accepts small aircraft up to a Gulfstream jet.
