Property Description

Lake Michigan Waterfront Property For Sale - This property is located in Garden Township, in Delta County, in the Upper Peninsula of Michigan. Delta County is a Lake Michigan coastal paradise. It has 211 miles of varied shoreline, which is the most of any county in the continental U.S. The One Acre parcel being offered for sale has 150-Feet of westward facing lake frontage on the beautiful Garden Peninsula. The Garden Peninsula is a 22 mile long peninsula (finger of land) that extends southwestward into Lake Michigan towards Wisconsin's Door County Peninsula. The peninsula is bordered by Lake Michigan on the east, and by Big Bay de Noc on the west. From the Big Bay de Noc frontage of this parcel you can boat, dive, swim, kayak or canoe. You can fish off the shore for Lake Michigan's Salmon, Trout, Walleye, and Pike. Bays de Noc shoreline is the “Walleye Capital of the World” in Delta County. Anglers converge for open-water and ice fishing and Espn for its B.A.S.S. Elite Series Professional bass fishing tournament. Less than a quarter mile away is access to thousands of acres of the Lake Superior State Forest Lands (Some older maps call this area the Bay de Noc State Forest). Whitetail deer, black bear, grouse and other small game live in these forests. The County has some of the
highest deer density per square mile in the U.P. - the recipe for a successful hunt. The area is known for good hunting - Big Deer with Big Racks. There are many stands of timber in various stages of harvest and reproduction in the State Forest that provide a varied habitat for grouse and woodcock. When the flights are coming down from Canada Woodcock hunting can be great as the birds rest up in the woodlots before their further long southward trip across Lake Michigan. Also, because many smaller birds won't cross bodies of water if they cannot see land on the other side, the chain of islands extending from Michigan's Garden Peninsula to Wisconsin's Door Peninsula, allows birds to work their way south down the Peninsula, then "island hop" to Wisconsin - making this a paradise for viewing the birds migrating up the peninsula in the spring, and down in the fall. If you like to hike, you will want to check out the Fayette Historic State Park trail which offers five miles of scenic hardwood forests, white dolomite bluffs overlooking Snail Shell Harbor and a restored, historic townsite that once manufactured charcoal pig iron. Snowmobile Trail Number 415 Runs through Lake Superior State Forest Land and can be reached a few miles to the east. There is electricity and telephone available at the road site. The road is maintained by the County so you can enjoy this property year round. There is an old cabin on the property which isn't habitable. Call today for your private tour of this U.P. Treasure.  MLS# 1118507
