Located in the Town of Thurman, it is a short drive from Lake George Village, Bolton Landing, Warrensburg, and Gore Mountain Ski Area. This parcel has the potential for subdivision per Adirondack Park Agency (APA) regulations, as well as development opportunities with spectacular views. There is ~1,000 feet of frontage along Valley Road, and a dirt road leads into the property. Electric service is ~450 feet from the SE corner of the property, at the intersection of Valley and Glen Athol Roads. All rights transfer to the new owner.

The property has a southeasterly aspect that provides views of “The Three Sisters” (which includes Pine Mountain, Bald Mountain, and an unnamed peak) and the rock face of Sugarloaf Mountain. Set back from Valley Road is a spot that would be an ideal situation for a home or camp, allowing for a great view of the Three Sisters and views beyond, to the south. At the north end of the property, which rises to approximately 1,460 feet in elevation, there is another location that affords a spectacular view of the snow-capped High Peaks Region some 35 miles to the north. The elevation at the south end of the property is ~900 feet, where seasonal and perennial drainages converge at a small wetland. The property is only 4 miles from a public canoe launch on the Hudson River, located at the Warrensburg-Thurman Bridge. The property is located less than 1-mile to the Thurman Connection Snowmobile Trails (located at intersection of Charles Olds Rd & Frost St.) where trails connect to the Towns of Johnsburg, Stony Creek and as far as Speculator in Hamilton County.
