The Land: Soils are primarily comprised of Peavine silty clay loam with the remainder being classified as Cumley silty clay loam, both being suitable for forestry and wildlife practices. The average slopes are estimated to be around 20-30% to the south and east. The tributaries of Hobart creek (which are most likely intermittent) flow primarily to the east border of the property. A timber appraisal was conducted in June of 2019 and indicated the lot is a good growing site with an estimated classification of III in congruency with the Department of Revenue forestland class scale.
