If you've ever dreamed of operating your own award-winning winery, while living on a stunning riverfront estate surrounded by mountains and rolling meadows, Red Lily Vineyards is your dream come true.
Located in historic Jacksonville, Oregon, just 15 minutes from the conveniences of Medford, including Medford International Airport, ample medical facilities, and most all of the nation’s superstores, and 30 minutes from Ashland, home to the Oregon Shakespeare Festival which draws over 400,000 visitors annually, Red Lily Vineyards is a terroir-driven, small cuvee winery that sits in the heart of the Applegate Valley American Viticultural Area (AVA) in Southern Oregon.
Entering from scenic State Highway 238, onto a country road shaded by oak savannas, pass through a custom gate crowned with the inviting Red Lily logo. As you roll over a short bridge, the Applegate River sparkles below you and this magnificent property opens up to view. Two-thirds of a mile of river frontage features a 5,000 sq. foot river beach to your left, where signature red umbrellas, tables and chairs, and a discrete outdoor bar, invite guests to enjoy the fruits of the vineyard and the sumptuous surroundings. Continuing on to your right is a lovely demonstration vineyard, and beyond, the historic pole bar, tasting room, and wine shop. Further into the meadow, partially hidden, is a Craftsman-style guest house, perfect for an estate manager. Parking is straight ahead - easy, ample, but not detracting from the breathtaking view. Mountains blanketed in evergreen and oak rise in front and behind you. To the far left is the state-of-the-art winery facility. The private residence and active vineyards are hidden from public view.
This 255-acre property includes the personal residence, the guest house, the adjoined pole barn, wine shop, and tasting room, the winery facility, a hay barn, a cattle-feeding barn, a horse barn, three established vineyards and approximately 100 acres of cleared, arable land. The offering is a hybrid sale that includes the sale of a business, personal residence, and raw land, with the advantage of numerous expansion opportunities.
The 80-year-old, 800 square foot pole barn sets a rustic but sophisticated look for the winery’s gracious tasting spaces. With reclaimed wood, signature red accents, and an easy flow of service, every aspect of the design has been considered and crafted for guests’ easeful, elegant enjoyment. The inviting barn has long wooden tables and intimate seating, for groups or a romantic tête-à-tête. The space features handcrafted, wine-barrel-stave chandeliers, a reclaimed pine floor, log beams, sliding barn doors, and racked, wine-barrel walls. The atmosphere is airy and spacious with an open view on both sides and a wonderful breeze flowing through this shady haven. The pole barn is a favorite spot for weddings.
Connected by an enclosed breezeway is the 1,885 sq. foot tasting room, which opened in August 2011 - an inspiring structure made of tongue and groove cedar siding with a steep-pitched metal roof. The vaulted, log-beam ceilings, concrete floors, tall windows, and stacked river rock fireplace create a bright, spacious venue for tasters to relax and enjoy the fruits of the vine. Reclaimed barn wood from the pole barn's original troughs was used to build the bar and sales counter that sit in front of the unique, horizontal display racks on the back wall. In keeping with the natural feel of the winery and surroundings, river rock was pulled from the Applegate River and used throughout. An 800 sq. foot covered patio, with a vaulted ceiling and chandelier, sits just outside and shares the see-through river rock fireplace and tall windows. Service pieces are cleverly designed in attractive plastics and bamboo trays, so guests can take their delicacies to the river beach or ample meadows.
Red Lily's winery operation has a maximum annual capacity of 5,000 cases, and currently reaches 3,000 cases that include Tempranillo, Tempranillo Reserve, Rose (Tempranillo/Grenache blend), Tempranillo/Cabernet Sauvignon blend, and Verdejo (white). The state-of-the-art, 5,200 sq. foot winery facility, built in 2010, contains a fermentation room with six stainless steel wine tanks, barrel storage room, case storage room, exterior covered crush pad - plus a conference room which features rustic wood doors and trim, a custom wood conference table, a rustic chandelier created from weathered, metal lanterns, and large arched windows that frame a view of the barrel room.
On a higher plateau above the hospitality areas, the estate's two vineyards are focused heavily on Spanish grape varieties that are well-suited to the Applegate Valley's soil, climate, and elevation.
The Bean Patch Vineyard is named after the area where the property's original owners, homesteaders in the late 1800s, grew bush beans. This vineyard was planted in 2008 with four acres of Tempranillo vines. It has a predominantly northern aspect and rises to an elevation of approximately 1,600 feet.
In 2011, the 14-acre Stargazer Vineyard was planted with Tempranillo, Verdejo, Grenache, and Graciano. This vineyard has a predominantly northern aspect on a varying slope surrounding a knoll that provides an incredible view of the night sky – hence it’s dazzling name!
The main residence sits hidden on a high knoll overlooking the river and the winery. This 4,470 sq. foot, American cedar shingle-style home features 4 bedrooms, 3 baths, 2 fireplaces, a gourmet kitchen, and 600 sq. feet of stunning outdoor living space. Soaring cathedral ceilings greet you as you enter the home's foyer and extend into much of the main level - where you'll find the living and family rooms, gourmet kitchen, a guest bedroom, office, media room and game room with covered patio. Polished travertine tile floors in the kitchen, living and dining rooms create a luxurious feel; a hard rock, maple island, cherry breakfast bar, and vaulted beam ceiling add rustic, yet grand, touches to the kitchen; and tall windows flood the home with sunshine and offer breathtaking views from every room.
The guest house, a second, 1,800 sq. foot home, with 2 bedrooms and 2 baths, was remodeled in 2012 and has lovely Craftsman-style details, rustic wood beams, a country kitchen with granite counters and stainless steel appliances, and a cozy front porch and deck. This inviting space is a perfect getaway for friends, family or vineyard caretakers.
The estate also includes a 100-year-old, 3,000+ sq. foot hay barn; a 2,500 sq. foot horse barn with stalls and troughs ready for horses; a 1,200 sq. foot shop; and a 400 sq. foot storage shed in the vineyards.
Of the property’s 255 acres, approximately 100 acres represent cleared, arable land. Red Lily is also fortunate to have irrigation rights on approximately 90 acres of property. Most of these rights are older - some extending back to the late 1800s - which offers Red Lily a protected, advantageous position. 18 acres are currently planted, so there remain approximately 80 acres that could be planted with vines or a wide variety of crops. Numerous other development opportunities could be pursued, including constructing Stargazer Pavilion, a satellite tasting room, and wedding venue, developing up to 30 lodging units on the property, cattle ranching, or sub-dividing. The most viable opportunities are discussed in the prospectus.
Red Lily Vineyards and estate is a gateway to an extraordinary entrepreneurial venture that blends old world and new, rustic and chic, established and potential business opportunities. The lifestyle that accompanies is a perfect balance, peaceful, and exhilarating. Here you can unwind with a swim at your private riverfront beach, take a walk through your vines, cook a gourmet meal in your fabulous kitchen, admire the mountain views.
