NYS Forested Land for Sale bordering Lake Ontario & Muskellunge Creek:  The main attraction of this property is the approximate 3,000' of frontage on Lake Ontario, more specifically Muskellunge and Black River Bays.  Muskellunge Creek, which borders the property to the south, drains the mostly agricultural land west of Watertown, and culminates at the head of the Black River Bay to form the Dexter Marsh Wildlife Management Area.  This 1,350 acre marsh is a popular fish and waterfowl area.  Northern pike, bass and pan fish are found in the shallow to deep water, and a variety of ducks, black terns, shore birds and marsh waders utilize the sparse cattail marsh of this bay.  Canada and Snow geese feed and rest in the bay during their seasonal migrations and at least one bald eagle nest exists along the shore.

This mostly forested tract is dominated by grand old oaks, majestic white pines and numerous other nut, seed and berry yielding tree species including: cherry, birch, beech, hickory, maple, cedar, elm and ash.  The variety of food bearing trees and shrubs invites great diversity in the wildlife that visit the site.  Deer, turkey and grouse will be the most popular game animals seen here.  Relatively flat terrain and well established trails throughout the property allow for easy access for hiking, mt. biking, 4-wheeling, skiing, timber harvesting and numerous other activities.  The 24' x 36' steel storage building is close to the main road and would be a great place to store recreational provisions, sporting gear and maintenance equipment.  Utilities and public water are available roadside.   Two dug and one drilled well exist along the southern border of the property.  A small camp on Muskellunge Creek was abandoned several years ago and is in disrepair.

Due to the property's proximity to the Dexter Marsh, wildlife conservation regulations limit development and dock construction along the shoreline.  Canoes and kayaks are the 'low impact' boats recommended for use here.

Just minutes away from the Watertown International Airport with 2 daily flights to Philadelphia, PA make this site easily accessible to absentee owners no matter where they might live.  From this location you are within a short drive north to the St. Lawrence River and the 1000 Island region, east to the infamous snow fall 'Mecca' of the Tug Hill Plateau and Adirondack State Park, and 1 hour south to Syracuse and the central NY region.
