There are also three ponds that the landowner says have been stocked with bass and blue gill.  While visiting the property I saw ducks on the two interior ponds as well!

The woodlot was last harvested over 15 years ago and is currently stocked with 498,589 board feet of timber based on a timber cruise conducted by FORECON, Inc. in 2021.  The main species are Red Oak, Black Cherry, Red Maple, Sugar Maple and White Ash.  If managed properly the property could provide income on a 10-15 year rotation to help with taxes or other upkeep making the property almost self-sufficient! The timber is tall, clean and located in an area where there are many different markets making it that much more valuable.  This woodlot is truly a must see as most landowners will typically cut some timber prior to selling but this timber is intact and ready to be harvested!

Throughout the east side property you will find a well-groomed internal ATV/hiking trail system that will lead you to all corners of the property.  These roads are maintained to provide access to the gas and oil wells scattered throughout the woods.  You will also find that there is no lack of wildlife sign regardless of what species you prefer.  With the woods being in different stages of succession and “edge” habitat throughout it is a magnet for deer, turkeys, bears, grouse, squirrels and many species of song birds.  The many species of mast trees keep the wildlife there year around!
