Property Description

On the outskirts of Vale, Oregon nestled within the rural country landscape, is this enormous and stunning 307-acre farm. The picturesque setting showcases beautiful farmland views on gentle rolling topography and features an inviting modern custom home.

The partially fenced expansive farm is ideal for both row crops or for grazing livestock and includes several state-of-the-art amenities. These include unlimited axle truck scales with a scale house, 3 large Sukup grain/storage bins, a Valley pivot irrigation system, gated pipe, and a 18,750 sq ft commercial shop.

The heated and insulated shop features a workshop with built-in shelves, overhead storage, a concrete floor, two 20ft electric roll up doors, three 16ft electric roll-up doors, an office area, and a clean burn energy system. There is ample space for parking both inside and outside the shop. The interior is large enough to store semi-trucks, large farm equipment, and recreational vehicles. There are also pneumatic hose reels throughout and two 12,000-gallon fuel tanks ideal for hydraulic tractor fluid.

Water is supplied from both the Owyhee Irrigation District and the Warm Springs Irrigation District. Combined these two districts provide the farm with 205.80 water right acres.  The canal also runs through the southern portion of the farm.

The gorgeous 5-bedroom, 4-bathroom residence contains 6,709 sq ft of living space and an attached 2 car garage. The picturesque front porch leads into a simple and elegant entryway with an open and bright living room just to the left and an office with a beautiful etched door to the right. The main living area is a semi-open floor plan that consists of an expansive kitchen with an adjacent dining nook that provides access to the covered deck.

The kitchen displays an island with room for bar-top seating and ample space for food preparation. It also contains a double-oven, a flat top stove, large pantry, plenty of storage, and rich custom cabinetry that perfectly complements the decorative backsplash.

The relaxing master bedroom suite offers private deck access, vaulted ceilings, a walk-in closet, two vanities, and a large soaker tub. Also, on the main floor you will find a formal dining room with French doors which lead out to the deck, 2 guest bedrooms with sinks and walk-in closets, and a full guest bathroom. Additionally, there is a spacious laundry with built-in storage, a mud sink, ¾ bath and shower.

The daylight basement is another amazing space.  It features a second kitchen with a dining nook along with a huge bonus room with a built-in entertainment center and access to the covered patio. Additionally, the basement highlights a guest bedroom with an ensuite bath, another guest bedroom with walk-in closets, a full guest bathroom with dual vanities, and an extra bonus room connected to the cellar which could be used for storage or as a hobby room.  Tucked away upstairs is a bonus room that would make a great family room or entertainment room.

The home systems consist of an individual well, septic, 3 HVAC zones, and 2 Lennox AC units.

The yard presents easy maintenance landscaping with brick accents, outdoor lanterns, and a decorative paver walkway. The back patio is fully-covered and displays beautiful views of the of the surrounding rural landscape. For additional storage options, there is a small barn style storage shed next to the house.

The farm also includes an additional single-family 1,850 sq ft home built in 1945 at 1492 Foothill Ln, Vale, Oregon with 3 bedrooms and 2 bathrooms. The house could offer potential income from renters and includes an open storage shed ideal for hay or equipment.

The farm land is situated in Malheur County which is the second largest county in Oregon.  The area is known for its prime agricultural growing land which commonly produces crops such as potatoes, sugar beets, and onions.  The eastern Oregon landscape is also conducive to raising livestock with an abundance of rangeland to graze cattle or horses.

Besides the robust agricultural economy, Malheur County is a popular destination for outdoor recreation.  Locals love to fish the waters of Malheur County’s many rivers which encompass the Malheur RiverOwyhee RiverSnake River and their many tributaries.  Other fishing hot spots nearby include the Bully Creek Reservoir and Lake Owyhee State Park.  Both recreational parks additionally offer opportunities for boating, watersports, RV camping, and hiking.

Vale, Oregon is a small community that lies along banks of the Malheur River where it converges with Bully Creek.  Vale is a mere 75 miles northwest of Boise, Idaho so it is close to an airport, hospitals, shopping, and entertainment.  It acts as the county seat of Malheur County and is a common stop for travelers driving between western Oregon and the Boise metro area.

The region was a hub for travelers historically as well.  Vale was a popular destination for trappers, missionaries and settlers that were journeying along the Oregon Trail.  In fact, it was the first stop in Oregon for those making the trek along this famous trail. Vale has beautiful vibrant outdoor murals dispersed throughout the community that depict the journey of these Oregon Trail pioneers. Every year the Mural Society adds another hand painted piece to the collection enticing visitors to return.  Another attraction celebrating its Oregon Trail heritage is the Keeney Pass Interpretive Site. The remarkable past can be also witnessed by the many historical buildings throughout the town such as the Rinehart Stone House, the Grand Opera House, the Vale Hotel and many others which were built at the turn of the 20th century.

Local attractions and events include the Malheur County Fair, the annual New Year’s Eve Fireworks Display, and the annual Vale Fire Department Crab Feed. One of the most exciting events to attend in Vale is the annual Oregon Trail Days Celebration held the week of July 4th which features a rodeo, car show, pie contest, and a lumberjack competition.
