Property Description

Hyde Park Plantation is the very definition of rare and unique properties and features 603.71+/- acres along the East Branch of the Cooper River.  This is only the third time this Plantation has been available for sale since the 1700s, and could likely be the last in our lifetime.

Hyde Park was the private retreat of the Ball family who owned neighboring Kensington Plantation to the east.  In 1798 John Ball built the house that you see here today.  The Plantation house sits on a high bluff over looking the East Branch of the Cooper River and is a snapshot of American history.  It is classic lowcountry architecture and features one and a half stories, 4 bedrooms, 2 baths, large living space, library, and to-die-for front porch river views of ancient rice fields, massive live oaks, and manicured grounds. Within the grounds are a mangers house, pole barn and what is suspected to be a smoke house. 

The Plantation was a working rice plantation; you can see the remnants of the old rice fields from the front porch.  However, it was largely used as a hunting retreat and as a getaway for family and friends.  It is packed with wildlife, beautiful upland forests with a mix of mature hardwoods and pine.  

Hyde Park Plantation has A++ location along the East Branch of the Cooper River and is less than an hour from downtown Charleston, which was recently voted again as the #1 city in the United States by Travel & Leisure.  Mount Pleasant, Isle of Palms, Sullivan’s Island are all within 35 miles. It lies directly adjacent to Bonneau Ferry WMA, which is over 10,000 acres of protected property.  

The East Branch of the Cooper River is a focus area for the Lowcountry Land Trust.  Large like-minded Plantation landowners surround Hyde Park and much of the surrounding properties are protected from development with conservation easements.   Nearby plantations include Kensington, Quimby, Cedar Hill, Halidon Hill, Blessings, Limerick, Silk Hope, Middleburg, and many many more.
