This property is approximately 9 miles south of Boulder, MT, and only another 30 miles away from Helena, MT, the state capital. There is timber on the edges and deep native grass with pockets of aspen and willow trees on a gentle rolling terrain. The property blocks access to large pockets of Forest Service ground not readily accessed from anywhere else providing thousands of additional recreational value to this rare piece of land.
Hunting: Elk is the most prevalent game on the property. Up to 200-head elk herds are not uncommon. In addition to elk there are also mule deer, moose, and bear that frequent the property and Mountain Grouse is in abundance throughout, which provides excellent hunting opportunities.
Water: The mountainside on the south of the property is full of springs that form small creeks flowing through the property from west to east. There is a developed spring on the property that feeds a stock water tank.
Leases: Private grazing lease - $3,000 annually
Fencing: There is a good fence on the west, north and partially on the east side of the property. Natural boundaries with steep timbered slopes and box canyons make borders on the remaining east and southern sides. Partial cross-fencing by Forest Service road.
