The ranch currently runs approximately 700 head of mother cows between the 3,280+- deeded acres and 57,344+- acres of U.S. Forest Service grazing permit. The ranch ranges in elevation from approximately 3,000 feet at the deeded ground to over 6,000 feet on the grazing permit.  This allows the cattle to follow the grazing patterns that wildlife have don for of thousands of years.  This results in healthy forage and healthy cattle that stay in green grass throughout most of the year (no cattle are included in the sale of this ranch). Water is in abundance for the cattle allowing for even distribution of grazing.  The fences are very well maintained, and most was rebuilt recently. The corrals are made entirely of steel and can easily be operated from the back of a horse. The Grouse Creek Ranch name is known by most of the cattleman in the entire area for it’s location, size, infrastructure, production, and beauty. 

The 325+- acres of irrigated farmland is currently planted to an orchard grass/alfalfa mix producing approximately 1400 tons of hay annually.  The current owner takes two cuttings of hay and grazes off the additional regrowth in the fall.  There are 344 total acres of water rights.  The combination of gravity pressurized irrigation and no annual water fees is very desirable for keeping production costs low.  The current irrigation systems is made up of handlines with an existing crew wishing to stay through the transfer of ownership. Center pivot irrigation is feasible in many of the fields with the existing gravity pressure and power sources nearby. The farmland is in a mild climate with a history of growing other crops such as corn, annual cover crops, and even orchards of apricots, apples, and more.

The recreational opportunities on this ranch are endless. The hunting on the ranch is currently leased out annually which includes fishing and use of a cabin.  The Imnaha River divides the ranch into two hunting units; the Imnaha Unit (#61) to the West of the river and the Snake River Unit (#59) to the East.  The ranch has a consistent population of big game whitetail, mule deer, rocky mountain elk, and black bear.  The upland game bird population consists of chukar, quail, Hungarian partridge, turkey, blue grouse, and rough grouse.  The Imnaha River runs through the property with an abundance of fishing holes. The river produces rainbow trout, bull trout, steelhead, chinook salmon, and more.  A 42” chinook salmon was once caught on the ranch near the headquarters. The ranch has great success rates for bobcat, coyote, and an occasional mountain lion. Big horn sheep are occasionally found on the ranch as well. The deeded land allows for easy access to thousands of acres of U.S. Forest Service lands where you can hunt and explore the unique geology for days on end.

The Improvements include four residences. Each of the homes are situated on or near the river and all enjoy ample privacy from each other. The main home is located at the heart of the ranch across the river from the headquarters.  The views of the ranch from the open floor plan of the main home are breathtaking. The home is 1,934 square feet and was built in 2015. The second home is located just North of the headquarters with a garden, horse facilities, a steel corral, garden, and private fishing hole.  The 2,394 square foot home offers lots of living space and a large deck. From the shady deck, you see great views of the apple tree orchard, Imnaha River Canyon, and the horses running around the pasture. The third home is what’s known as “The Cabin” and is the first home you find when you enter the ranch. The Cabin accommodates guests and the tenants of the hunting lease. The home features a large deck overlooking a private fishing hole on the river.  It has an open layout along with one bedroom and one bathroom.  The fourth home is an older two-story home that rests near the southern boundary of the ranch. It is currently occupied by a family employed by the ranch.

The farm structures include a 4,000 square foot shop big enough to work on all the equipment, a 4,200 square foot calving barn, several barns for hay and equipment storage, and a set of steel corrals with a certified scale. The steel corrals were built in 2017 with professional design and quality. The corrals lead into the calving barn where you find a hydraulic squeeze chute and adjustable squeeze alley located inside.  The calving barn was well-designed with stalls, running water, great lighting, and a heated vet room. The grazing permit has a facility known as “Mahogany Cow Camp” which includes a cabin, barn, and set of corrals for the ranch’s use. Mahogany Cow Camp is conveniently located on the headwaters of Grouse Creek with the ranch headquarters located at the mouth of its canyon below.
