The Diamond V is comprised of 1580 +/-  deeded acres located in Northeastern Wyoming in the Big Horn Basin. The property extends from the Big Horn river to the bad lands. Most of the property consists of pivot irrigation and has exceptional hunting, fishing and recreational opportunities.  Abundant water through-out the property makes for excellent wildlife travel corridors.

 With 970 irrigated acres there is approximately 1230 acres with water rights. There is an additional 40 year contract with the Bureau of Reclamation for an addition 325 acre feet annually on the Bluff Canal. All water is provided by 3 canals that are fed by the Big Horn River, and Boysen Reservoir.

 The Diamond V has an incredible history and has been in the family since the early 1930’s. The first home was built in 1932 but was renovated in 2011. The home is approximately 1900 sq. ft., Well water and a septic system.  This residence would make for a great guest home or farm hands.

 There are currently 3 homes on this property with the main residence sitting on 8+/- acres. This house is 2016 sq. ft split level built in 1971.  There is a shop that is 2800 sq. feet with a concrete foundation. The next home on the property was built in 1995 and is approximately 3900 sq. feet with a 1200 sq. ft deck. There is natural gas line for the stove in the kitchen and barbecue area outside. The house has city water and a septic system, central air and it sits on about 1 acre.

 The property is abundant in wildlife from trophy Mule Deer, Antelope, flocks of Ducks, Geese, Turkeys and an occasional Elk and Moose. Many trophy Whitetail and Antelope have been taken off this property with Land Owner hunting tags.

 Moving into town there is Commercial property that consists of a store front, warehouse, grain elevator with an operating weight scale on a rail spur.  This commercial property used to be the Anheuser Bush receiving station until they relocated to Ralston, WY.  It has since been used to store the owners grain. There are Coors barley contracts that will go along with the ground, and also a state lease with the Wyoming Boys school that adds an additional 500 +/- acres of crop land is included.  The lease has a 10-year contract that is renewable.  

 There are 760 sugar beet shares, about 7.5% ownership of The Wyoming Sugar Factory Coop available that would allow the new owner to also grow sugar beets and deliver to the sugar factory in Worland. Those shares are necessary to produce that crop and are available for purchase in addition to the real estate.
