Property Description

Other features that make this secluded cabin comfortable and self-sufficient are a covered front porch, new energy efficient windows, 2 operational skylights, a 225' deep, drilled well with submersible pump, a 1000 gallon concrete septic with leach field and electricity.  Electric baseboard heat keeps things from freezing when unoccupied, but the fireplace and wood furnace take over when the crew is there to stoke the fire.  Electric is also used to heat the domestic hot water.  The interior walls, ceilings and bedroom floors are finished with tongue and groove pine.  The kitchen and bathroom floors are covered with linoleum and the rest of the cabins floor is wall to wall carpet.  The entire cabin was re-stained in 2018.  All furniture, and kitchen and laundry appliances stay with the cabin.

Hunting and wildlife enthusiasts will love this property for its habitat diversity which includes abandoned vineyards and farm fields, pine plantations and hardwood stands with trees ranging in size from pole to mature sawtimber.  Selective timber harvests were conducted in 1994 and 2014 with the intent of leaving a healthy, well stocked stand of trees behind.  And for the most part that is what you’ll find as you traverse the property.  The new owner could anticipate income from another harvest in 10 -15 years.

Elevation ranges from ~1,360’ in the northeast corner to ~1,960’ on the southwest boundary line where it borders the Ontario County Park.  The Park is 400 acres in size and open to the public year ‘round with over 17 miles of multi-use trails including mountain biking.  The Park has picnic facilities, modern playgrounds, softball diamonds, a basketball court, fishing pond, rentable cabins, camping sites and pavilions, and acres of open fields for playing frisbee, soccer, etc.  The Park is also home of the University of Rochester’s Mees Observatory, which is devoted to teaching and public outreach in astronomy.  Free public tours of the observatory are available with reservations during the summer months. 

Located in the Finger Lake Region of New York State, ~ 7 miles north of Naples and ~15 miles south of the Village of Canandaigua and 25 miles south of the Thruway this area is famous for its vineyards and orchards.  One of four public boat launch sites is ~ 3 miles away on the southern tip of Canandaigua Lake.  The Lake is best known for its water quality, voted the best drinking water in New York State in 2013 and 2017.  Fishing is widely popular. The Lake is home to brown, rainbow and lake trout, large and smallmouth bass, pickerel, and panfish, including yellow perch, blue gills, pumpkinseed, rock bass, black crappie and bullheads. Five marinas are located on the Lake that offer boat storage, sales, rentals, and provide boat access.  ‘As the crow flies’ the Bristol Mountain Ski Center is just 2.5 miles north.  One of the owners was an avid skier and spent a considerable amount of time there every winter.  The property is ~40 miles from Rochester, ~90 miles from Syracuse and ~100 miles from Buffalo.
