Property Description

The Blue Agate Ranch is a rare find on the eastern plains of Colorado. When one thinks of eastern Colorado ranches,
thoughts usually are of limited groundwater, prairie grasses, and a few trees -which is why this ranch is such a gem.

Hidden inside the 1,037 acres is a 461-acre reservoir with 7,727 acre-feet of adjudicated water storage, two spring-fed ponds,
with 2 adjudicated alluvial ground water wells, covering about 3 acres, 9 wetlands, and over 2miles of tree-lined creek bottom.

It’s currently a working ranch lush with water resources and grazing is managed through cross-fenced pastures. Property
has run about 100 head of cattle. Dozens of wildlife species, including white tail deer, antelope, and turkeys abound on the
property. The ponds are stocked with 5 kinds of fish for that inner angler in you.

The Ranch is rich in Arrowhead plant, cattails, wheat, Timothy grass and buffalo grasses. There are a large number of
Cottonwood trees lining the creek and meadow bottom. The lush brush surrounding the ponds grows upwards to being
over12’ tall.

The Ranch varies from being moderately steep to broadly rolling with an average slope of about 30-feet per mile. The soil
type in the watershed areas is primarily clay and sand, which can produce short duration, intense flows.

Only minimal improvements on the property include a small barn with an apartment on the upper level with running water

The Blue Agate Ranch is located approximately 1 mile from the town of Agate, which is southeast of Denver, Colorado, about
