Property Description

This prime recreational property is currently being leased out for waterfowl hunting.  There are a large number of ducks and geese that call this wetland home every fall.  You can also expect to see a healthy population of blacktail deer and an occasional Roosevelt Elk.  It has three seasonal ponds and one creek on the east side of the property.  The property is over 133 acres but only 123 of the acres are in the Wetlands easement. This is a great opportunity to own a piece of property in the beautiful Willamette Valley.  It is only two hours south of the Portland International Airport and a quick 25-minute drive from the Eugene airport.

THE BEVAN’S PLACE earns its namesake from the family who owned the property for over 80 years.  The Bevan’s family lost everything they owned during the Great Depression, everything but this 133-acre piece of land.  In the mid 1980's they leased it out to a local family farm, which used the property to produce grass seed.  The Bevan's Place produced grass seed for the next 20 years until those same farmers bought the land and decided to bring it back to it’s natural state.  In 2006 they began working with the Natural Resources Conservation Service (NRCS) to create a Wetlands Reserve.  The purpose of this Wetlands Easement is to restore, protect, and enhance the functional values of the land.  Other benefits of this management plan include: conservation of wildlife habitat, water quality improvement, floodwater retention, ground water recharge, environmental education, and overall aesthetic value.

Special Features

  • 10 acres not in Wetlands Easement
  • 30+ acres of Seasonal Ponds
  • Income Potential - Buyer to do due diligence
    • Lessee would continue to lease property if buyer is interested
    • Work with NRCS to check on funding for existing WRP’s
  • Wildlife most commonly seen on the property:  Ducks (widgeon, teal, mallards), Canadian Geese, Blacktail Deer, and Nutria.
  • Not uncommon for hunters to limit out on ducks and geese
