This property offers great large scale timber management opportunities for future investment.   Nearly every acre of the 440 acres is wooded, along with some attractive compliments of mountain laurel and unique big boulder beauty.   It is a very nice rectangular shaped property lying near the central part of Clearfield County, a County known for growing quality forests.  The property lies approximately 4 miles north of Curwensville.  Travel is convenient with Interstate 80 only 13 miles away.

 For the buyer looking for timber investment landholdings, this property is the package.  There is sufficient larger diameter timber to consider an immediate timber harvest and to begin timber management practices to grow trees for the future.  Areas in the northern and southern sections hold larger diameter trees dominated by Red Oak, White Oak, Chestnut Oak and Red Maple.  The center section is a mix of smaller diameter trees.  There are two timber sale blocks marked in the southern section on approximately 68 acres.  The trees are marked with blue and orange paint.  The timber was marked in 2024 and was not sold.   In house estimates calculate the property having well over 2,000,000 board feet of present timber inventory. 

 The property has great opportunities for recreation and hunting.   A bonus feature of the property is the shared northern boundary with Moshannon State Forest.  Access is good with a gas well road traversing through the property.  There is an ATV trail on the property leading to the State Forest.   Former logging trails could be opened up to expand access for hunting and hiking.  Mountain Laurel, the State flower is prevailing throughout a center section of the property.  You can expect its beautiful blossoms to be on display in mid-June.
