Description

This tract has been held and managed in the forest products industry for decades and has an excellent network of both truck roads and former logging roads throughout, making for easy access to all parts of the property by truck, ATV or on foot.  The long tenure of management has created multiple habitats that are ideal for deer from the more open woods along the road front to the regenerated forest areas thick with quality hardwood regeneration providing cover and escape habitat.

The hardwood species present here are dominated by red oak, white oak, scartlet oak, soft maple, hickory, black oak and black cherry.  There is about 20 acres along the road front zone with quality timber throughout.  The regenerated areas are loaded with red oak, white oak and mixed oak, all of which will continue to thrive here and provide abundant food and cover for the resident wildlife.

The primary access at the road front driveway is gated but leaves plenty of room to park by the gate or directly across the road on the parking area for the State land.  Another quality feature here is that this property adjoins the State on the full length of the south boundary and also directly across the road along the road front.  There are more than 1,500 acres to hunt, hike and even fish as part of the State Land encompasses part of Sandy Creek.  The Sandy Creek Trail is nearby as well and is a 12-mile paved trail for biking and walking along Sandy Creek, eventually intersecting with the Allegheny River Trail.

The oil, gas and mineral rights were previously reserved and do not transfer.  The timber rights will transfer to the new owner.
