Description

The property is almost entirely wooded other than an open area near the road front that would be a great place to set up home or camp.  The owner used to pull his camper up the hill on the south side and camp in the forest.  The forest is comprised of hard maple, soft maple, cherry, red oak, beech and other mast producing species that are keeping the deer and turkey well fed.  There is also a larch plantation on the north side that has plenty of trees large enough to build your own log cabin right from the property!

 The timber was last harvested about 7-8 years ago.  This was a nice thinning, leaving plenty of timber here for the next harvest.  The trees are of good quality and are and will be a benefit to the next owner.

 Twenty-Eighth Creek flows through the property on the north side next to the road.  You have to cross the creek to get on the northern portion of the property.  There are old logging roads on both the north and south providing access throughout for hunting, hiking or ATVing.  Twenty-Eighth Creek is a full-time flowing stream that empties into nearby Clear Creek which is a well-known natural brown trout stream with excellent fishing.

The property is only ¼ mile from thousands of acres of NYS Land for additional hunting and hiking opportunities as well as the developed equestrian trail system and snowmobile trail system.

 All oil, gas, mineral and timber rights transfer.  The property is subject to an older gas lease and benefits from minor royalties from gas wells on adjacent properties.  No free gas is available and the royalties were only about $75 for 2025.

 The property has approximately 255 feet of road frontage on the south and 600 feet on the north side of Harris Hollow Road and electric is located at the road front of the property.
