Description

The property had timber harvested last year that created and opened many great trails for hiking, hunting and ATV’ing here.  There is good accessibility to all parts of the property.  All roads and trails were bulldozed back into shape and are currently in excellent condition.  The harvest removed the more mature trees and the forest still has a good stocking of young timber that will provide revenue again in the future.

 The harvest also created the much-needed openings to help accelerate the growth of the regeneration here.  It is not hard to find deer tracks throughout the property as they freely walk the freshly bulldozed roads in search of the succulent seedlings.  Turkey frequent the area as well and the broker had to opportunity to call and have responses from gobblers during his visit here.

 This is one where you don’t want to let the topographic map fool you.  It looks steep but it really is not what it appears to be.  The grades are more gentle and there are plenty of wide, flatter bench areas throughout the entire property, all the way to the top flat of the hill, making it more easy to hunt than it might appear “on paper”.

 The property is only minutes away from thousands of acres of NYS Forest on Boutwell Hill, the area snowmobile trail and Lake Erie too.

 The property has a 30 foot wide right of way access from Farrington Hollow Road.  The access is graveled at the entrance and is natural stone going up the hill to the property.
