Description
Location: The Scott Ranch is located in Wichita County, Texas, on US Hwy 287 between Wichita Falls and Iowa Park.
Wichita Falls, 5 miles east
Dallas/ Ft. Worth, approximately 140 miles/2 hrs southeast
Oklahoma City, approximately 140 miles/2 hrs north
Water: The property has 2 large ponds with a few sediment ponds upstream of them. The upper pond has an overflow to feed the lower pond when the upper pond reaches capacity. There is also a creek along a part of the eastern boundary. Google Earth Pro shows that in 2010, during a drought, the larger ponds contained water throughout that dry spell.
Wildlife: Cover along the eastern boundary provides loafing areas and a travel corridor for wildlife, which may include whitetail deer and feral hogs.
Land: The land has been traditionally used for cattle production. The property is free of brush for optimum forage capacity for grazing. Sediment ponds prevent the deeper ponds from becoming filled with sediment. Overflow drainages ensure the pond dams don't experience erosion damage and supply water to other areas. The property is fairly flat with a gentle roll into the creek drainage.
Improvements: Cattle pens.
Exclusions: Hay rings, squeeze, calf table
Taxes / Tax Year: $198.22 / 2025
Property Summary: Scott Ranch has access on both the north side along Hwy 287 south and the west side along Rifle Range Rd. Wichita Valley Airport borders on the south, is open to the public, and has a 3,300 ft. by 40 ft. asphalt runway for smaller planes. The terrain is slightly rolling, with ponds for watering livestock and wildlife. This property is considered D1E by the Wichita County appraiser, which is improved pasture land. The property has traditionally been used for cattle grazing and has a set of cattle pens. Whitetail deer and hog hunting opportunities exist, as well.
