Location
The B4 Teller Ranch is positioned a short 60-minute drive from Colorado Springs and
30 minutes from Woodland Park near the small town of Florissant, Colorado. The
nearest primary services (retail, restaurants, hospitals and other amenities) are located
in Woodland Park with Florissant and the historic mining town of Cripple Creek
providing secondary services. Year-round access is provided via Teller County Road
12. To the north, the property is bound by the 6,300-acre Colorado Outdoor Education
Center, The Florissant Fossil Beds National Monument and thousands of acres of
National Forest Lands. For the angler, there are numerous fishing opportunities within
one hour of the ranch (11 Mile, Spinney Mountain, Antero and Tarryall Reservoirs,
South Platte and Arkansas Rivers and Tarryall Creek).
Topography and Improvements
The 570 surveyed acres feature a combination of mountain grass meadows, pine and
aspen forest, unique granite rock outcroppings, seasonal flow streambeds and ponds.
Improvements consist of perimeter fencing, (4) developed springs with water tanks and
a newly installed solar well. The ranch contains a good interior road network allowing

Land Use and Recreation
There are numerous hidden attributes to explore in the form of game trails, elevated
rock formations to take in the surrounding views of Pikes Peak and the Sangre De
Cristo range, a canyon extending through the north central portion of the ranch and
historical survey markers. The land is zoned Agriculture, allowing for a wide variety of
possible uses and there is an in-place grazing lease that ensures agricultural tax
exemption. The property is not encumbered by a conservation easement, though it
would be a strong candidate for a buyer wanting to protect the undeveloped status and
receive a tax deduction.
As a result of the above average size of the parcel (for the area), several species of
wildlife frequent the ranch to include: Mule Deer, Elk, Turkey, Black Bear and Mountain
Lion. The ranch is located in Colorado Game Management Unit (GMU) 581. Over-the-
counter tags were available (2025) for archery elk and second and third antlered elk rifle
seasons. Mule Deer tags are issued on a draw basis, but a new owner has the ability
to apply for landowner vouchers (potentially one tag for every 160-acres owned).
