Description
Outdoor enthusiasts, looking for a property with ‘off
the beaten path’ characteristics to accommodate a wide range of recreational needs,
will love this property and region! Imagine
owning one
hundred and twenty-one acres of Northern Hardwood Forestland and a half mile of
shoreline on a renowned trout stream, where one can breathe fresh country air,
fish and swim in a cool, clear stream and mingle with untamed wilderness right
outside your door.
The property’s two story, ~1,900 sf structure has the potential for seasonal, or year ‘round use, with sufficient space for everyone in the family, or group. The three-bedroom, single bath, house with partial basement is situated just over a knoll from adjacent County Route 17. The wood sided, asphalt-shingled roof, structure was built in 1985. Much of the original roofing has been covered with painted steel. A portion of the house was built upon a concrete block foundation resulting in a partial basement, with outdoor access on the backside of the house under the deck. The remainder was built on a slab. A new 200-amp electric service was installed along the driveway this summer. Underground lines run from the pedestal-mounted meter to a service entrance panel in the basement. Appliances in the basement, yet to be tested due to the house being vacant, are; an electric hot water tank, forced air furnace, and well water plumbing and pressure tank. The water source is a dug well, ~150’ north of the house. The single bay, open garage and wood shed are additions found on the east side of the house. Communication utilities are available roadside.
The property consists of two tax parcels, 70.8 acres with road frontage on CR 17, a paved year ’round road and 50.3 acres with road frontage in two locations on the Mackin Road, a gravel, year ‘round road. Rolling terrain, entirely wooded with hardwood and conifer trees, with exposed bedrock and sandy outcrops, and over a half mile border on Plumb Brook, with majestic white pine along its banks, are the major physical characteristics of the land. The predominant, native tree species present include: sugar and red maple, yellow and gray birch, white ash, black cherry, basswood, beech, elm, hophornbeam, aspen, hemlock, white pine, balsam fir, tamarack and red spruce. Trees range in size from seedlings to large sawtimber, an inviting mix to a wide range of birds and mammals. There has not been any tree harvesting on the property for decades. A light thinning would be beneficial to focus growth on the desirable trees left, provide revenue to help pay the taxes, and fill the woodshed from poor quality trees and tops. Evidence of boundaries is present in the form of old barb wire, stone, paint, blazes, signs and iron posts. (See the Property Inspection Map with this listing).
The gem of the property, Plumb Brook, a classified, stocked, trout stream, originates from lands to the south, including the Orebed Creek and Silver Hill State Forests. Feeder streams along the way contribute to its width and depth, with it eventually passing along the western border of the property. North of the property the stream proceeds through Whippoorwill Corners State Forest before reaching its destination in the Grass River, just east of Russell. The Grass River meets the St. Lawrence River, just a few miles east of Massena.
Big and small game hunting on the property should be good to excellent, as there are abundant signs of deer, turkey, ducks and grouse here and in the region. One might also expect to see black bears, coyotes, foxes, bobcats and even an occasional moose in the neighborhood throughout the year. Other activities you would enjoy on the property, or nearby would be; hiking, biking, bird watching, four wheeling, snow-mobiling, x-country skiing, and snow shoeing to name a few. What a thrill for those of you that can work from home!
St. Lawrence County is popular for its centers of higher education. People from all walks of life come to this area to study, or teach at one of 5 renowned colleges in the County: Clarkson and St Lawrence Universities and SUNY Colleges at Potsdam, Canton and the ESF Ranger School.
The ‘North Country’ is a very rural and friendly part of the state. Grocery and department stores and hospitals are found in neighboring communities, Gouverneur and Canton, just 20 minutes away. The property lies outside of, but within a few miles of the Adirondack State Park, within an hour and a half drive of the High Peaks, and ~40 minutes from the St. Lawrence River, the Ogdensburg International Airport and Canada. This property might be considered a peaceful haven or wilderness retreat… and possibly the best investment ever made for you and your family!
