Description

If you are a whitetail or upland enthusiast and you are looking for a true diamond in the rough, look no further! This property has not been hunted in years and the deer sign throughout is like no other that I have seen in a long time. The dense, thick cover that runs throughout the property creates a wildlife magnet for woodcock and grouse. During my walks through the property there were many flushes of both grouse and woodcock!  This property has +/- 500’ of county road frontage with power available for your home, camp or recreational vehicle.

From the county road you will see a 7-acre field that has been tilled in the past and could be brought back to life with the right owner. Corn or hay could be cultivated here to help draw wildlife or create a source of income from renting the fields. This would also make a great area to build with an opportunity for a large lawn for children or four legged friends to play.  As the topography rises up the hill you will see thick cover perfect for rabbits and other small game. The species include multiflora rose, honey suckle and apple trees in this area creating the perfect habitat for small game.  These areas would also be relatively easy for you to create food plots for deer and turkeys with just a small tractor or bulldozer and some elbow grease.

After getting toward the top of the hill you will find older ATV trails that if opened up and extended will make a great opportunity to access the entire property.  Trails have been mowed over the years and tied into the main field at the bottom of the hill. While walking the trails you will see many buck rubs, scrapes and game trails following and crossing the main ATV paths. Opening up these trails with the existing thick cover will create paths of travel that are sure to draw the deer to your tree stand or ground blind locations.

The east end of the property you will find a beautiful open hardwood stand on the top of the creek bank before changing to hemlock into the creek bottom.  This creek bottom is a very distinct natural funnel for wildlife and a great spot to set up a campsite to enjoy the sound of the creek flowing with family around a fire! The species mix in the hardwood stand and creek bottom includes maple, cherry and birch with a few scattered oak trees throughout.  The hemlock bank creates an excellent vantage point for the game trails following the bottom.

If you cross the eastern boundary line you will be able to continue your hunt or hike directly onto the 1,088-acre Jersey Hill State Forest. This state forest is well known for its deer, bear and turkey harvests each year.  The NYSDEC truck trail dead ends about 100 yards from the property which will allow you to easily access either side of the property. Along the county road just 100 yards to the north across the road you will find the 2,332-acre Gillies Hill State Forest. On foot you can recreate on nearly 3,500 acres!

The City of West Almond and Angelica are only a short drive to get all of your weekly supplies, restaurants and entertainment. Located only 4 miles north of I-86, weekend trips are quick and easy.  If you are in the market for a property that has potential to be managed for anything that you choose give a call today to set up an appointment!
