The property has been named “Country Living” in relation to its country setting in southern Clearfield County.   The area is rural with some small farms, scattered residential properties, and wooded parcels.  It brings the real feel of country living. 

The property is located approximately 3 miles west of the small town of Westover.  Travel is convenient with Route 219 to the west and Route 36 to the east, both within 5 miles from the property.

The original farmhouse is estimated to have been build around 1870.  It has since gone through renovations with an 18’ X 38’ addition added in 2016 to be used as a washhouse.  The first-floor walls and ceiling have been remodeled, with the addition of new kitchen cabinets.  First floor has an entry room, living room, bedroom, and sun room. There is a room that can be converted to a half bathroom.  Second floor has 3 bedrooms and bathroom.  Due to Amish lifestyle, the electric has been disconnected, and the home is served by gas lamps.  The farmhouse had full electric until 2016.  The second story bathroom has not been used since 2016.   The vanity and tub are still in place.  Plumbing is in place for reinstalling a toilet.  Currently there is water supplied to a first-floor vanity, kitchen sink, and upstairs vanity.  A 220-breaker box is in basement and can be utilized to once again furnish the home with electricity.  There is a 6’ X 6’ ice box built on the washhouse porch.  

The house is accented with a good old fashioned large farm style wrap around porch.  There is ample space for children to play, along with plenty of space for family and friends to relax and enjoy the country setting. 

A nice addition to the property is a 24’ X 40’ work shop with an 8’ porch.   The interior walls and ceiling are finished.  There is a kitchen sink supplied with water and wood stove installed for heat.  The shop has the potential of being converted to a living space.   Also on the property is a 14’ X 24’ storage shed adding to the ample features of storage on this property. 

The water supply comes from a spring located on the west side of the property.  A gasoline pump is installed midway between house and spring with two ninety-gallon pressure tanks.  There is also a ninety-gallon pressure tank in the house basement.  There is also a hand dug well and drilled well in the house basement.  The Seller has considered these wells for back up, but has not used them. 

The house is served by an on lot septic system.   The Seller just recently had the septic tank pumped out.  Currently a manual flush system is used on the first floor for a toilet. A traditional bathroom could be installed. 

There are nearby recreation amenities to enjoy:  Prince Gallitzin State Park, Chetremon and Cambrian Hills Golf Courses, Rock Run Recreation Area (ATV Riding), State Game Lands, and Chest Creek – Stocked Trout Stream.
