Welcome to the Maybell Grazing and Big Game Ranch. The ranch spans just over 12,000-acres (5,899 deeded) of highly usable terrain that provides both excellent grazing and big game hunting opportunities. The topography of the ranch varies from a mixture of open valleys, tree and oak brush lined draws, rock outcroppings, mountain side slopes filled with Juniper and Cedar, and elevated plateaus providing views across the ranch and beyond. The high protein grasses and tree cover provide optimal habitat for both seasonal grazing and area wildlife. The Yampa River flows through a small portion of the ranch near the northeast corner with Juniper Mountain serving as the northerly backdrop. While traversing the ranch, one will find the remnants of old homestead cabins, sheds and corrals. The elevation of the ranch varies by about 1,000 feet from the valley floor to upper benches. The ranch falls within Colorado GMU 211, which is known for solid success rates. The ranch is eligible for several deer and antelope vouchers annually. Archery and rifle seasons Elk tags are available over-the-counter while muzzleloader tags are limited draw. Wildlife are often sighted daily within the ranch boundaries and the property has been professionally guided by Big Rack Outfitters for over 30-years with consistent harvest numbers. On an average year, there are typically around 10 Bull Elk and 5-10 Cow Elk harvested on the ranch. A handful of Mule Deer bucks are also taken annually. Please confirm most recent hunting regulations and GMU specific guidelines with Colorado Parks and Wildlife. As far as livestock goes, there are years of history of sheep and cattle grazing. Nearly 5,900- acres of the ranch’s large landholding are deeded and recently surveyed. To complement the deeded acreage, there is a 5,800-acre BLM grazing allotment and a 640-acre State lease for additional grazing. A newer stock well is positioned in the west central portion of the ranch with a natural spring in the eastern portion. An additional stock well was newly installed near the center point of the ranch and has increased observed wildlife numbers. The placement of the wells and additional tanks to be installed have been designed to decrease the distance between sources for cattle and increase resident big game numbers. The Maybell Grazing and Big Game Ranch is currently leased for seasonal grazing and big game hunting by (2) reputable operators. Lease income figures can be provided upon request. With its local 1.5-hours from Steamboat Springs and only 45-minutes to the Yampa Valley Airport, convenience and world class recreation, restaurants and shopping are just a short, picturesque drive away.
