Property Description

Price reduction only good through February 28th, 2017. Closing needs to be on or before February 28th, 2017.

Custom off the grid log home on 40 acres surrounded by BLM land with a quarter mile of the Owyhee River running through the property. The quiet and secluded location makes this an ideal fisherman’s lodge, corporate retreat or country bed and breakfast.

The single level custom built log home highlights top of the line features which showcase the expert craftsmanship and attention to detail. Extensive woodwork is evident throughout the home, from the high ceilings with hand crafted log beams, to the wood wrapped doors and red fir hardwood flooring. The rustic appeal is both authentic and inviting as you are welcomed with an open main living area. The focal point is a gourmet kitchen with granite countertops, a large open breakfast bar, wine bar and rack, and walk-in pantry. The most distinctive addition to the kitchen is a timeless old fashioned stove.  The kitchen connects to an airy great room abundant with windows displaying the Owyhee River and the canyon’s breathtaking scenery. Also from the great room you can curl up next to the propane stove surrounded by a tiled hearth and take in the beautiful picturesque surroundings. Or after a long day unwind on the expansive porch made of beautiful Alaska Yellow Cedar with full foundation below to keep out any uninvited guests.

The bunkhouse, which is attached to the main house by the covered deck is a wonderful retreat for your family and friends. Consisting of 2 bedrooms, this additional space is it’s own little haven. You will find the exquisite Red Fir hardwood flooring, granite countertops in the connecting Jack and Jill bathroom, and separate entrances to each bedroom for privacy. There is another larger recreation room away from the main house that has a wood stove and bathroom complete with a shower.

The property is fully set up to function off of the grid. The house and bunkhouse have R60 factor in the ceiling and R38 in the walls to keep them cooler in the summer and warmer in the winter. Solar power system and back-up generator are installed so you can take advantage of lower energy costs. The room housing the Outback Controller and Inverter System is heated and insulated.  The back-up 18KW diesel generator is housed in a separate building that is also heated and insulated.  The entire system is housed in a clean environment for longevity of the equipment. Irrigation has been made easy with a full underground system sourced directly from the river. The property has certified water rights from the Owyhee River and the well water produces 30 gallons a minute.

The exterior of the home has been wonderfully maintained showcasing a beautiful green lawn, flower beds, gravel pathways, an orchard, horseshoe pit and an outdoor Dutch oven. Grow your own garden in the expansive garden plot that is both fully fenced and outfitted with a full drip system. As you sit on the private wrap around porch you can hear the birds singing, river running, watch the quail scatter and sometimes a faint howling of a coyote in the distance.

This waterfront retreat includes RV access with full RV hookups, sewer, electricity and water. There is also an expansive 81x25ft shop to accommodate your storage and operating needs.

The land also contains a three stall 24x48ft barn which has electricity and is plumbed for water. Each stall is set up to have water deliverable and has both indoor and outdoor space, ideal for protection from incremental weather. The stalls also have a large feed bunk accessible to several animals at one time. Besides being a great place to house livestock, the barn is also ideal for hay storage. The roll up door offers easy access for transporting hay and there is a hay rack for storage both inside and outside the barn. The attached feed and tack room alongside the barn is also convenient for the equestrian lover.

The land is suitable for grazing horses or livestock. All of the pastures have water, electricity, and heated water available. The fencing consist of a fully perimeter four-strand barbed wire fence with an alleyway and gates between the pastures for ease of moving the animals between pastures.

The avid fishermen will love being on the banks of The Owyhee River. This river is known for its excellent year round fly fishing opportunities. The Owyhee is particularly known for producing large German brown trout, but it is not uncommon to hook a rainbow trout. Take a short drive and you have the massive 53 mile long Owyhee Reservoir to spend a day boating or catching award winning largemouth bass. The reservoir also has white and black crappie, catfish and is occasionally stocked with rainbow trout, truly a fisherman’s delight.

This property is nestled midway between Nyssa, Oregon and the Lake Owyhee State Park. The City of Nyssa is approximately 16.5 miles to the northeast.  It is an agricultural community located along the Snake River within an hour of the Boise metro area.  This quaint town is usually very peaceful but every year its residents get together to celebrate the annual Thunderegg Days and Festival.  In the other direction is the state park.  Lake Owyhee State Park sits along the shores of the Owyhee Reservoir and is known for its abundant wildlife.  Visitors primarily enjoy camping or boating, however some people are known to explore and hike the surrounding badlands of Oregon.
